ISSUANCE OF A PRELIMINARY ZONING CLEARANCE

A Zoning Clearance is required to ensure that the proposed structure and activity are allowed within the particular zone or location based on the city’s Zoning Ordinance (Service No. 3.2.2 Granting of Building Permit and 3.2.3 Granting of Building Relate Permits, 3.3.1 Granting of New and Renewal of Business Permits.

If requirements are complete, this transaction can normally be completed in one (1) working day.

WHO MUST AVAIL OF THE SERVICE?

  1. Individuals or organizations proposing the construction of buildings and other structures.
  2. Owner’s duly designated representative(s).

REQUIREMENTS

  1. Five (5) sets of building plans.
  2. One (1) copy of Land Title.
  3. One (1) copy of Tax Declaration.
  4. One (1) copy of real estate tax payment receipt. Please refer to Service No. 3.15.1 Payment of Real Property Taxes.
  5. Accomplished application form for Preliminary Zoning Clearance.

GRANTING OF A DEVELOPMENT PERMIT AND BUILDING PERMIT FOR P.D. 957, BP 220 AND MEMORIAL PARK/CEMETERY

A Development Permit is required to ensure that the facilities of the proposed subdivision meet BP 220 and PD 957 standards.

If requirements are complete, this transaction can normally be comleted in three (3) days.

  2. Legal/lawful heirs
  3. Developer/Geodetic Engineer

REQUIREMENTS

  1. Copy of approved Preliminary Approval and Locational Clearance
  2. Accomplished appropriate application form for BP 220/PD 957/Memorial Park/Cemetery

GRANTING OF A SIMPLE SUBDIVISION APPROVAL

The City Planning and Development Office reviews and assesses subdivision applications to verify compliance with existing laws. Applicants must pay minimal assessment and inspection fees.

If requirements are complete, this transaction can normally be completed in three (3) working days.

WHO MUST AVAIL OF THE SERVICE?

  1. Registered land owner.
  2. Legal/lawful heirs.
  3. Geodetic engineer concerned.

REQUIREMENTS

  1. Duly accomplished application form signed by the applicant and the Geodetic Engineer
  2. 1 copy – Certified true copy of title
  3. 1 copy – Photocopy of recent Tax Receipt
  4. 1 copy – Extra Judicial Settlement, Deed of Sale, Deed of donation or any document showing ownership of property
  5. 3 sets of Subdivision Plan (Standard BL Plan), showing the proposed layout, vicinity map/location plan
